Every lease in your portfolio, read by the lawyer who oversaw more than 2,800 sites.
I built Portfolio Lease Review for operators who cannot tell you, at portfolio scale, who is responsible for HVAC replacement or underground utilities. An AI agent does the extraction. I sign off on every report. You get one consistent read across every location — plus a portfolio-wide repair & maintenance responsibility tracker.

The problem operators actually have
Your lease files are fine in the drawer. They fail in the field. Renewal dates slip. R&M invoices get paid that should have been the landlord’s. Dispatch matrices go stale. CAM reconciliations do not get challenged because nobody has a current read of the lease. What costs $15K at one site costs $1.5M across a hundred. That is not a legal problem or a facilities problem. It is both, at the same time, across hundreds of files.
What you get
- Per-location lease review report. Term and notice dates, rent structure, options, CAM/tax/insurance, repair & maintenance allocation, assignment and transfer, restrictions, missing documents, data discrepancies, and a customized risks-and-opportunities section.
- Portfolio R&M responsibility tracker. One table, every location, every building system — roof, structure, HVAC, plumbing, electrical, fire/life safety, paving, doors, glass, common areas — with landlord/tenant/CAM allocation and notable carve-outs, ready to drop into your CMMS dispatch matrix.
- Up to four custom flags. You pick the risk categories that matter to your operation. Every report tracks them the same way.
- Launch consulting. Applied to landlord-misspend recovery, CMMS dispatch-matrix correction, or CBRE/broker data clean-up — whichever moves the needle fastest.
How the AI agent works
I built a custom AI agent that extracts and normalizes lease terms across every location. It flags ambiguities, carveouts, and data discrepancies that humans miss on long files. I review. I revise. I sign off on every report. The AI is the engine. I am the responsible professional. You are receiving legal work product from a Pennsylvania-licensed attorney — not a tool output.
How engagements work
Portfolio Program. Flat per-location fee, quoted in a written proposal after a short scoping call. Base engagement includes the lease and its two most material supporting documents or amendments, the full per-location report, inclusion in the portfolio R&M tracker, up to four custom flags, and launch consulting.
Single-Lease Review. Fixed-fee proposal for one lease (plus up to two supporting documents or amendments).
Diligence Pack. Scoped proposal for M&A, refinance, and platform rollups; typically 7–14 day turnaround.
Additional documents, unusual complexity, and out-of-scope consulting are addressed in the proposal. Clear deliverables, no hourly surprises.
Who this is for
- Healthcare companies — infusion, home health, dental, vet, MSO, dialysis, urgent care.
- Retail, QSR, fitness, and service-based multi-unit operators.
- Industrial and last-mile logistics portfolios.
- Self-storage, convenience, specialty education, and fitness rollups.
- Property management firms managing multi-site portfolios on behalf of owners or tenants.
FAQ
Is an AI actually writing my legal report?
No. A custom AI agent extracts and normalizes the data. I review, revise, and sign off on every report. You are receiving legal work product from a Pennsylvania-licensed attorney.
What about confidentiality and training data?
The AI agent operates under configurations that do not use your documents for third-party model training. Engagement terms address confidentiality, conflicts, and document handling explicitly.
How fast can we get started?
Kickoff in the same week as engagement. For a 300-location portfolio with documents delivered in a single batch, expect completion between day 30 and day 60.
Do you handle leases outside Pennsylvania?
Yes. Lease review is business advisory work product; I am Pennsylvania-licensed and the service is available nationwide, with local counsel referrals where a formal legal opinion is required.
How do we get a price?
Tell me roughly how many locations, what documents you have, and what a good outcome looks like. A written proposal will come back within a few business days.
